Cabo Rio RV Resort now reserving and contracting lots
Jim and Carrie Chalmers are creating what will be a benchmark for the new standard of RV living with Cabo Rio RV Resort, being developed in north St. Lucie County on Kings Highway and Indio Road.
Cabo Rio is not your typical retirement RV park or campground baking in the open sun; it is an upscale destination resort located on 25 acres of native Florida woodland rich in history and intent [an old pineapple plantation from the early 1920s].
“We’ve picked a property that has the old Florida history, the old St. Lucie County history,’’ said Carrie, referring to the land that was the homestead of the late Crayola crayon inventor, Edwin Binney. “We’ve tried to keep the integrity of that and we’re building something completely unique.’’
Cabo Rio, with 146 designated lots, has been designed around the native canopy of oaks, palms and citrus, including 200 tangerine trees. As a custom landscape designer for more than 20 years and owner of a heavy equipment rental business, Jim has ensured tree mitigation in this project — calling it “responsible development.’’
The gated resort will feature a 600-foot lazy river; a tropical pool; a kiddie splash pad; a FlowRider surf pool; and over 7,000 square feet of clubhouse/patio seating for leisure or dining experience. Also planned are an upscale restaurant, gym and tranquil spa. The latter will be the lone amenity open to the public.
“With the design of the buildings, we picked Old Mediterranean, Old Florida — with the Saltillo tiles, the high wood-beam ceilings, just kind of that upscale feel,’’ Carrie said.
Whether you own a lot, rent a lot or join the Cabo Rio lot members club, there is opportunity for most to experience Cabo Rio as a local or traveler.

Of the resort’s 146 lots, 50 to 60 will be retained for rentals; another 10 will have tiny homes for those not owning an RV. Of the remaining available lots for sale, 40% have already been reserved.
“Our prices start at $175,000 and go upwards of $300,000, depending on the size of the lot,’’ said Carrie, handling Cabo Rio’s sales while owning a marketing firm.
Lot pricing is based on square footage, with some prices increasing due to location [waterfront, etc.]. All standard lots are close to 2,100 square feet each and can accommodate any size RV/trailer. Lots will include a 16’ x 40’ paver pad, landscaping and full hookups.
“Cabo Rio’s on-site rental program manages your lot 100% hands-free free,’’ Jim said. It’s a great way to offset the cost of ownership. A week or two out of a month can cover these costs. That’s the wheel-estate business as we say!’’
Owners and vacationers have a choice. Jim and Carrie believe that of available resorts in Florida, in fact the country, Cabo Rio’s unique design and amenities are a deciding factor where to purchase or rent a lot.
Florida’s resort market specifically to RVs is usually slow because of the heat. Cabo Rio is a small water park nestled under the oaks and palms.
